The action: The $849,000 list price for this semi-detached house on a 16-by-101-foot lot drew a crowd of buyers. One of those tried to get a jump on others with an early bid, but ultimately faced several serious contenders.

“We had an offer date set, but it was changed because there was a pre-emptive offer submitted,” agent Trevor Freeman said.

“When the market value of a property is higher than what the property is listed for, it’s not uncommon to see properties sell above asking price in that neighbourhood.”

Buyers of all ages also appreciated the urban surroundings. “The location is desirable in a nice family neighbourhood on a quiet street in proximity to St. Clair amenities, great parks, like Wychwood Park, and Wychwood Barns,” Mr. Freeman said.
