The action: According to agent Linda Ing-Gilbert, careful consideration of the three Ps – pricing, presentation and promotion – gave an edge to this semi-detached bungalow on a 27-by-136-foot lot just a five-minute drive from Downsview Park.
Not only were there 80 private showings booked and an open house attended by 100 buyers, it also registered 19 offers in June.
“In the same neighbourhood, there were probably 18 other properties that were for sale … priced from $600,000 to $750,000,” Ms. Ing-Gilbert said.
“The spring market tapered off, so I wanted to ensure we were priced below or competitively to generate enough interest.”
What they got: The same family kept this three-bedroom residence in fairly original condition to its construction in 1963, so it has a classic brick façade and built-in garage facing the street.

The agent’s take: “It’s very cookie-cutter – the [builder] built them all the same – but it was well maintained,” Ms. Ing-Gilbert said.
“It’s a primarily Italian neighbourhood, so they also had a mature vegetable garden in the back and a cantina [cellar].”
The community’s close-knit feel was also alluring. “It was walking distance to all levels of schools – public schools and Catholic schools – so that was attractive for people, especially young families,” Ms. Ing-Gilbert said.
