The action: Homes on this winding street near the Humber River sometimes require lengthy marketing campaigns, such as a recent neighbouring property with an asking price of more than $4.4-million. This custom-built house with a less lofty price tag under $2.5-million found a new owner in mid-May in less than two weeks.

“There was a demand to get into that area, [as] there always is because the Kingsway is a lovely area and it has a lot of good schools, so that’s a big driver for a lot of families,” agent Luisa Piccirilli said.

“Between $2-million and $2.5-million is still very affordable in that pocket.”

What they got: This two-storey house is set on a 40-by-100-foot lot and has a garage with interior access and ensuite bathrooms in all four bedrooms.

Ten-foot ceilings and intricate millwork add a note of distinction to areas such as the main-floor office and central kitchen. The kitchen is fitted out with marble counters, an oversized island and stainless steel appliances.

Both the dining area and adjacent family room have coffered ceilings. Patio doors open onto a tiered outdoor terrace. One level down, an open games and recreation area has a gas fireplace, one of two in the house.

The agent’s take: “It’s a very solid home, very well built, and [the builder] used a lot of timeless pieces, so it wasn’t dated even though it was nine years old. Like the kitchen and bathrooms were top notch,” Ms. Piccirilli said.

“The main floor is really what sold the house with a beautiful, bright, open design and the windows and ceiling heights were remarkable.”
