The action

In Calgary’s northern outskirts, properties sold in 50 days on average this summer, but this two-storey house took an extra month and two price drops before a buyer could be persuaded to write a bid in June. Several things worked against a rapid sale. Not only was it one of more than a dozen homes simultaneously listed around $400,000, but it also lacked a garage and neutral colour palette.

“The property started at $419,000 and ended up being reduced to $409,000 then $405,000 before it finally sold. It’s indicative of our Calgary market,” agent Rob Vanovermeire said.

“[The home’s interior] was a terrible yellow that was turning people off, so as soon as we had it painted … we sold it three days later.”

What they got

This four-year-old house provides 1,637 square feet of living space and a framed basement measuring 681 square feet, plus a private backyard and gravel parking pad at the back of the 28-by-111-foot lot.

The interior design is fairly modern with nine-foot ceilings on the main floor, a gas fireplace in the entertaining area and a centre island in the cooking quarters. Enclosed spaces entail a den, second-floor laundry room, three bedrooms and three bathrooms.

Annual homeowner association fees are $100.

The agent’s take

“The biggest selling feature is the location in a newer development with a lot of amenities nearby and easy access to the freeway,” Mr. Vanovermeire said.

“These newer houses also have really good open concept floor plans and this one in particular also had a main floor den, which is a good selling feature. It could be a den or formal dining room.”
