The action: Some shoppers disliked the master bedroom’s location off the kitchen of this 12-year-old home with a double garage, so it had a few price drops over five months before it was taken off the market at the end of 2017. One visitor, whose offer didn’t pan out during that time, reattempted with a $1.8-million bid before it was relisted this spring.

“It’s a fantastic property, but some things about the floor plan didn’t work for certain buyers, so we were surprised it didn’t sell more quickly. But the average days on the market for a home like this is in the five-month range,” agent Christopher Vincent said.

“[The buyers] came back when they realized we were going to bring it back to market and didn’t want to miss out on it.”

The agent’s take: “Miskow Close is a really nice, quiet street, and this is quite a large lot … so the back looks out on the valley towards Banff National Park and directly behind it is a green strip,” Mr. Vincent said.

“As well, being a corner lot, it only had one neighbour.”

Complementing the scenic setting outside were updated interiors. “It had undergone significant renovations and brought it to a much higher level of design quality, very comparable to newly constructed homes,” Mr. Vincent said.

“[The sellers] tore out the flooring, redid the millwork, redid the kitchen, added a new deck and landscaped.”
