The action

This 2½-storey house is in an urban area of Oshawa, with a community garden to its rear and a men’s shelter across the street. Investor buyers expressed the most interest in the site, but the seller, an active community member, developed a good rapport with one bidder who intended to live in the house and accepted a bid $790,000.

“The seller didn’t want another person coming in and making it a triplex and bringing in rental properties,” agent Linda Mash said. “She really wanted somebody that would be there and still work with the community, helping people, and hopefully that’s what the new buyers will do.”

What they got

This 97-year-old house about 60 kilometres east of downtown Toronto has had several recent upgrades, including new roof shingles, windows, operating systems, and drywall added in 2010.

The living and dining areas are open concept on the main floor. The adjacent kitchen has a pantry and an exit to a covered deck with built-in storage. A patio, double garage, and a driveway fills out the 43- by 99-foot corner lot.

The second floor was arranged with laundry facilities and three bedrooms. Directly above is a fourth bedroom with a kitchen and a bathroom.

The basement is roughed-in for a fifth bathroom.

The third floor has a self-contained suite, built for the seller's son, with no access from the outside.Coldwell Banker R.M.R. Real Estate

The agent’s take

“It was totally renovated on the inside,” Ms. Mash said.

“And it did have a third-floor suite, which they built for their son, so it was self contained, but there was no access from outside.”
