The action: Many of the houses in the residential area around Wilson Avenue and Avenue Road are still postwar bungalows. This renovated, two-bedroom version had competing offers from very different buyers – a builder and an end-user – shopping for real estate in June.

“There are typically bidding wars in that area, so we priced it low,” agent Ira Jelinek said. “[Plus] there was nothing similar to this [on the market] because we had a really nice house inside.”

What they got: This brick bungalow was built on a 30-by 115-foot corner lot about 70 years ago, so the previous owner gave it a thorough makeover with updated windows and furnace, as well as new hardwood floors and a remodelled kitchen and bathroom.

The agent’s take: “It’s a very nice house inside; the sellers spent some money to make it a totally livable, modernized bungalow,” Mr. Jelinek said.

“It’s on a nice corner lot and the location was great close to Avenue Road, which has lots of shopping and things to do.”
