DAYS ON THE MARKET Three

LISTING AGENTS Paul Johnston and Matt Manuel, Right at Home Realty Inc.

The Action: In a high-rise residence kitty-corner to the Thompson Hotel, this one-bedroom corner suite was sold twice, but both deals fell through before closing; the first when the buyer was unable to work the owner's furniture into the deal, the second when the prospective buyers failed to secure approvals to expand one of two bathrooms. The third offer was golden.

What They Got: On the seventh floor of a relatively new building called Sixty Loft, this 1,070-square-foot suite was reconfigured to accommodate one large bedroom – rather than two smaller ones – and a combined living and dining room area with exposed concrete ceilings, spiral duct work and walls of south and east-facing windows.

Adding to the interior's modern, urban feel are hardwood floors, quartz kitchen counters, glass mosaic back splashes and stainless steel appliances. The unit comes with ensuite laundry facilities, a locker and parking. The monthly fee of $495 covers water, heat and cable costs, as well as maintenance of the rooftop terrace and party room.

The Agent's Take: "People have come to recognize that the building offers some really unique features – in terms of the size and space of the unit – that's harder to find on the east side of Bathurst," says agent Paul Johnston.

"[This unit] is on a high floor … it's a corner location and it had been substantially upgraded by the original buyer with a really stunning floor and upgraded kitchen from a Canadian manufacturer named Artcraft, which really showed beautifully. And my clients also added an island that made it pretty spacious and luxurious."
