The Action: Just steps from the sand and surf of Lake Ontario, this contemporary, three-storey structure enticed over a dozen buyers who booked private showings at summer's end.

Since the layout and lot size was less conducive for families who often canvas the neighbourhood for vacancies, it took a month of exposure before competing bids materialized.

What They Got: On a 50-by-60-foot corner lot across from Balmy Beach Club and Balmy Beach Park, this century-old brick Victorian was personalized by the seller after an extensive remodel and expansion project by award-winning architect Ian MacDonald, who also designed the Boulevard Club.

Nearly every room has a walkout to outdoor space overlooking the lake, such as the fireside parlour off the foyer, an adjacent living and dining area and a galley kitchen with a pantry, Sub-Zero and Miele appliances.

A floating staircase connects the upper levels where there is a second-floor office and two bedrooms, all with access to a wraparound deck, and a third-floor bedroom and open study with a rear terrace.

The smallest of four bathrooms and a guest bedroom are located in the basement, which has a walkout to a double carport and heated driveway.

The Agent's Take: "It was a complete gut reno and it's a unique combination of modern with a bit of a traditional shell," says agent Sandra Pate. "It has Ian MacDonald's stamp on it. It's very unique the way he's done the layout and the fittings and fixtures are a little different from what they're doing today in modern houses."

Not even practical components were overlooked. "The lower level has a wonderful wine cellar, tons of storage and two heating systems: a forced air system and a hot water system for radiant floor heating," Ms. Pate states.

"There's a good sized bedroom there, which has a big window with a lake view from the lower level, a laundry room, powder room and an audio system throughout."
