DAYS ON THE MARKET Seven

LISTING AGENT Linda Ing-Gilbert, Re/Max Hallmark Realty Ltd.

The Action: In the community around Topham Park, this detached, 11/2-storey house was booked for about 100 showings by builders and downsizing buyers. Though a handful of renovated properties nearby sold for around $480,000 after weeks of marketing, this aging one was acquired for nearly half a million within days following a bidding war between nine rival shoppers.

What They Got: Like many older East York residences, this three-bedroom, three-bathroom house has a carpeted living and dining room with crown mouldings, an eat-in kitchen and a lower level den with a walkout to the 40-by-110-foot lot.

This property has parking in a garage and on a driveway, but is also easily access to TTC routes to Victoria Park station and Shoppers World Danforth.

The Agent's Take: "It's a quiet and it's a great family neighbourhood, so people tend to buy and stay here," says agent Linda Ing-Gilbert, even referring to the sellers and original owners. "So it's a very mature, established neighbourhood."

This vintage dwelling also catered to many buyers for various reasons. "Frontages around that area are about 40 feet, but in the city it's 25, so this is a rare.
