The Action: Agent Kara Reed suggested her clients wait to list this semi-detached house when there were fewer properties to compete with and more buyers back from summer vacations.

Their patience paid off with a couple of hundred visitors between private showings and public open houses, which led to a bidding war between three buyers.

What They Got: This 1,886-square-foot house has traces of classic components dating back to the 1930s, but the second-floor bathroom was updated and the 19-by-159-foot grounds cultivated with new landscaping, fencing and deck off the eat-in kitchen about five years ago.

The balance of the interiors contains a fireside living area, open dining space with 9.5-foot ceilings, three second-floor bedrooms, including one with a fireplace, and third floor master suite with a skylight, bathroom and new deck.

Private parking is provided out front, though it is a short walk to Davisville subway station, shops and restaurants.

The Agent's Take: "It's a little bit larger [than most] semis; it has high ceilings on the main floor; and it has the most spectacular landscaped backyard that I've seen, so that was a huge selling feature," Ms. Reed said. "It wasn't expensive landscaping, but it was done very well with perennial bulbs and hostas … and it was far deeper than some other lots there."

The property's proximity to urban attractions was also an easy sell. "A lot of people, including the couple who bought this, just loved that they were within a couple blocks from Yonge Street," Ms. Reed added.
