The Action: A couple of blocks north of Bloor West Village, this semi-detached house was set to accept offers after a week of showings and an agents-only open house. The desired outcome – a bidding war – came to fruition with one buyer offering $21,000 on top of the list price.

What They Got: A 19-by-109-foot lot holds up this two-storey brick house that dates back to the 1940s, but was recently updated with new roofing and windows wiring and a high-efficiency furnace.

The layout is traditional with a main-floor living room that has a gas fireplace, a formal dining room and a kitchen with a walkout to the yard and a garage accessed from a laneway, in addition to three bedrooms upstairs, all with hardwood floors like the principal rooms.

There is a separate entrance to an open-concept recreation room in the basement with laminate floors, wood stove and one of two full bathrooms.

The Agent’s Take: “The location is in prime Bloor West Village,” says agent Harman Atkins. “It’s on one of the neighbourhood’s more desirable streets.”

The property’s condition was also a major factor behind the multiple-offer situation.

“Aside from the kitchen, the house was completely updated and renovated,” Mr. Atkin states. “In the current market, for homes that are reasonably priced and show very well, [a bidding war] is the norm.”
