LISTING AGENT Marni Lokash, Harvey Kalles Real Estate Ltd.

The action: Only a few suites are sold annually in this boutique building near the York Mills subway station, so when one house hunter caught wind that this two-bedroom-plus-den unit would hit the market last fall, a preview showing was requested, quickly followed by an offer to purchase.

What they got: On the seventh floor of a luxury mid-rise, this 1,320-square-foot suite was designed with nine-foot ceilings and hardwood floors throughout, as well as granite counters and tile floors paired with newly installed backsplashes and stainless-steel appliances in the kitchen.

  • Entertaining and dining areas are open with a balcony overlooking a ravine in the distance, while an office and two bedrooms are enclosed with a walk-in closet and one of two four-piece bathrooms in the master.
  • Laundry facilities and two-car parking top off the unit, which owes $963 monthly for water, heating, concierge, gym, outdoor pool and party room.

The agent's take: "It's not a huge building and it offers a lot of space for somebody who lives in Hoggs Hollow, for instance – or around York Mills and Bayview – in those bigger homes," agent Marni Lokash says.

"It's a one-minute drive to the 401 [highway], literally a hop over to York Mills station to get to the subway on Yonge Street and a Loblaws is literally up the hill, so the uniqueness of the building is conveniences that surround it."

The suite itself blends classic and contemporary traits.

"The layout was great, it had a nice separation between living space and bedroom space," Ms. Lokash explains. "It was a lovely unit, and we sold it at the time of year when the leaves were out, so it was really pretty."
