LISTING AGENT Daren Gull, Sotheby's International Realty Canada

The Action: Last year, after six months without a feasible offer, this contemporary, custom house was relisted with a different agent – Daren Gull – who sold it in less than a month by giving it an extensive marketing campaign and a modern makeover, ranging from professional filming and photography to painting and landscaping.

What They Got: On a 70-by-120-foot corner lot across from a small park south of Bow River, this decade-old house was erected with 2,420 square feet of living space, a full basement and detached, double garage.

Flooding that crippled the city in 2013 did not affect this residence where there is an open den and living room with nine-foot ceilings and a two-storey dining area off a kitchen with stainless steel appliances, custom island, cabinetry and a door to the patio and fenced backyard.

A modern, chrome-lined floating staircase leads up to a study with a front balcony and three bedrooms, including a fireside master suite with a walk-in closet and one of two bathrooms.

The Agent's Take: "It's a very open, modern and stylistic house for Bowness. … " Mr. Gull says. "It had a really big, expansive staircase, a fully custom kitchen and brushed concrete on the fireplaces." The amount of space provided was another highlight. "This is a common size of the newer houses for the area. The older houses are mostly small bungalows," Mr. Gull adds.
