BUILDER AND BUYERS AGENT Joel Semmens, Remax Central

The Action: Artist impressions attracted interest from a handful of potential buyers and a high spec show home in Mount Royal secured intent to offer from two families; one of which sealed the deal.

What They Got: 6,500 square foot in the small inner suburban neighbourhood of Briar Hill with open views of the city and the Rockies.

Designed by well-known local architect John Hadden and built by Stonebriar Crafted Homes; the home has four bedrooms up, two down, a gym, entertainment room, dining room, home office and a detached triple garage.

Construction is close to completion and the buyers were expected to move in this month.

The Agent’s Take: “The buyers are local, they have three kids and another on the way so they were looking to upsize to an estate home in a neighbourhood with great schools.” says agent Joel Semmens.

“The finish on this home is exceptional. It's got a gourmet kitchen with a range, custom bar and full wine cellar. The show home really sold that aspect. In this market and at this price point a show home of this calibre speaks volumes when the house itself is just at drywall stage.”
