LISTING AGENT Terry Mantzukis, HomeLife/Romano Realty Ltd.

CO-OP AGENTS Irene Kaushansky and Philip Brown, Keller Williams Neighbourhood Realty

The Action: This custom brick and stone residence immediately caught the attention of two local homeowners who had spent three years casually searching the west-end neighbourhood for a new home with a double garage and lower level in-law suite. They had no hesitation in making an offer for the full asking price of $1.45-million.

What They Got: About two years ago, a builder redeveloped a 49-by-150-foot lot for personal use, so this four-bedroom and five-bathroom house offers 5,800-square-feet of lavish living space, including the basement.

There are 10-foot ceilings above the study, a formal dining area, a fireside family room and an eat-in kitchen constructed with limestone floors, floor-to-ceiling cabinetry, a granite-topped island and double doors to the stone patio and fenced yard.

Hardwood floors and pot lights appear virtually throughout, from the lower-level bedroom, recreation and family rooms to a master suite upstairs with a walk-in closet, Juliet balcony and private ensuite.

The Agent's Take: "It had gorgeous curb appeal and everything was done with top of the line materials and workmanship," agent Terry Mantzukis said. "It had a certain wow factor."

This meant, no area was overlooked. "It had a gorgeous kitchen well laid out … it had a very nicely finished basement and all the bathrooms were quite stunning," Mr. Mantzukis added. "Some of the other things that made it stand out was the custom millwork put into it, like decorative archways."
