The Action: In the fall, this updated 1930s residence was priced at $1.575-million, but many buyers were not keen on fronting onto a major street. After rejecting several low-ball offers, the price was slashed to less than $1.5-million to revive interest. The strategy succeeded in flushing out two bids.

What They Got: The roof, eat-in kitchen and three bathrooms were redone to maintain the condition of this four-bedroom house with a classic brick and stone façade, double garage and heated pool on a 50-by-120-foot lot.

To accommodate different types of activities, there is a fireside living room, formal dining space and sunroom with heated stone floors and a rear walkout, as well as a second floor family room with a gas fireplace and a lower-level recreation room with surround sound.

One bedroom has the luxury of a private bathroom and another with a balcony.

The Agent’s Take: “The appeal was you get a 50-foot, detached home in the village, but for a more reasonable price than if it were on a side street,” agent Elli Davis said. “[The buyer] was thrilled to be living in the Forest Hill area with easy access to schools … and it’s walking distance to Eglinton shops and subway.”

Plus, this property’s fine form didn’t go unnoticed. “It’s a lovely Tudor home,” Ms. Davis added. “It has an in-ground pool, so it was like an oasis back there also because it backs onto a ravine.”
