LISTING AGENTS Niels and Doris Christensen, Re/Max Professionals Inc.

The Action: Not far from Silvercreek Park and a shopping plaza in Richmond Gardens, this detached residence on a 60-by-125-foot lot had a steady flow of traffic through showings and an open house. Even with a similar home for sale nearby, a deal was negotiated within weeks.

What They Got: Over time, this two-storey, brick structure from the 1960s was brought up to date with classic hardwood, granite and slate finishes to a modern master retreat with a walk-in closet and private three-piece bathroom.

For socializing, there are living, family and recreation rooms with gas and wood-burning fireplaces, while meals can be served in the dining room or an eat-in kitchen with an island and French doors to the patio and fenced yard.

The second floor accommodates four bedrooms and the lower level contains a fifth with a separate entry.

Modern luxuries include laundry facilities upstairs, shared bathrooms on each level and a double garage.

The Agent's Take: "It was one of the nicest homes in the area and probably one of the nicest locations in the neighbourhood," agent Doris Christensen said. "It's idyllic, it's treed and it's on a crescent."

Buyers were also pleased by the extras, both in form and function.

"It was certainly above average in size in the number of bedrooms," Ms. Christensen said. "Most don't have a master suite with a nice bathroom – which was done by the owners who customized it and did a really nice job – so that was a unique selling feature."
