The Action: Few buyers know about the Oakdale Village community – a newer subdivision bordering Oakdale Golf and Country Club near highways 400 and 401 – so this detached house needed several weeks of exposure to bring in two buyers. However, the second visitor through its double custom wrought-iron doors negotiated an offer.

What They Got: On a southwest corner lot spanning 81 by 65 feet, this 3,300-square-foot house contains four bedrooms, four bathrooms and several entertaining areas with nine-foot ceilings and hardwood floors, plus a double garage off a laundry room and unfinished basement for storage.

To accommodate different activities and affairs, there is a sunken living room, formal dining area and fireside family room off the eat-in kitchen with a walkout to a deck and fenced yard, as well as an upper library with a balcony.

The Agent's Take: "They're all brand new homes built within the last few years and they're large," says agent Terri Perras. "Not only did the house have a formal living room, dining room and main-floor family room, but it also had a library as an additional room and that caught the attention of the buyers." The property's appearance is also in stark contrast to older, traditional homes nearby. "The exterior stands out over and above a lot of other homes in the area because of the upgrades, like the stone, brick, wrought iron and balconies," Ms. Perras notes.

"And this particular house sat on a large corner lot, so it had a very wide frontage."
