LISTING AGENT Marni Lokash, Harvey Kalles Real Estate Ltd.

The Action: This tenanted two-bedroom-plus-den suite at the Madison Avenue Lofts is in a sought-after area, so the sale was fairly quick. Agent Marni Lokash says having the interior decluttered and rearranged before viewing also helped bring in 10 interested parties.

What They Got: By 2009, a brick and concrete hydro building was topped up and refurbished with hard and soft lofts and recreational amenities, such as a rooftop terrace, fitness, media and party rooms.

This fifth-floor suite features exposed ductwork, concrete ceilings, laminate floors and full height windows, as well as glass balcony doors in the master bedroom and open living and dining areas.

Wet stations include two four-piece bathrooms, stacked laundry machines and a U-shaped kitchen with granite counters and stainless steel appliances.

The unit comes with parking and monthly fees of $623.

The Agent's Take: "In the Annex … it's one of a handful of loft conversions," Ms. Lokash said. "You have the feeling of being in a loft, but the amenities of a newer condo building."

While this unit's size is standard, its shape and outlook was not. "Some units are longer in their layout, whereas this one has a nice big, square, open plan, so it's very easy to entertain," Ms. Lokash added.

"It has a view of Casa Loma that is very nice and the location is great, set back from the main street, but close to the subway, Don Valley, Bayview Extension and Rosedale Valley Road."
