Buyer gets a deal on a Toronto townhouse with a park-side view Add to ...

TAXES $2,799 (2013)

LISTING AGENT Anne Adams, Toronto West Realty Inc.

The Action: Agent Anne Adams has resided in a townhouse community backing onto Alex Marchetti Park, so she can vouch for its popularity. One of the first visitors to this two-bedroom unit was just as familiar with the spot – with a relative residing in the complex – and delivered an offer within days.

What They Got: The Greencroft Estates complex is composed of 80 townhouses, such as this roughly 26-year-old model with a two-bedroom and three-bathroom plan, treed backyard and private garage accessible from a lower-level recreation room with above-grade windows and a gas fireplace.

The main and second floors were designed with an open living and dining area, separate kitchen and den with a walkout to a deck, along with two bedrooms with private bathrooms and walk-in closets.

Monthly condominium fees are $391.

The Agent’s Take: “It’s a very unique complex surrounded by single-family homes, which makes it very desirable and it’s in close proximity to Royal York Road,” Ms. Adams said. “It’s very well maintained – the grounds are kept magnificently – and it’s very well managed.”

This particular townhouse has a more picturesque setting than most. “It’s beautifully situated towards the end of the cul-de-sac, almost next to the park,” says Ms. Adams. “And it has a nice private view at the back.”
