The Action: Agent Linda Ing-Gilbert is not a fan of pricing homes to intentionally start a bidding war, so this detached residence was listed last month at fair market value.

But after a series of private showings, several buyers were keen to pay a premium for it, especially with few alternatives in the neighbourhood.

What They Got: On a short street nearby well-established amenities surrounding the East York Civic Centre, this 21/2-storey Victorian sits on a 25-by-134-foot lot with a private front driveway and fenced-in backyard with a deck, open green space and custom, 100-square-foot shed.

Last summer, the original 1930s structure was exposed of its original brick and wood details and refurbished with updated mechanics, three contemporary bathrooms and sky-lit kitchen with cathedral ceilings, hardwood floors, quartz counters, tile backsplashes and stainless-steel appliances, plus rear sliding doors.

Entertaining areas are open concept with pot lights and windows for illumination, from the main floor living and dining areas with nine-foot ceilings to a lower-level recreation room.

Two bedrooms and a third floor loft offer privacy on the upper levels.

The Agent’s Take: “It has all the components: it’s renovated, it has three bedrooms, it’s detached and it has parking,” says Ms. Ing-Gilbert.

“It had the new married with character, and it was in a good school district.”
