The Action: This three-storey townhouse appealed to house hunters who could be happy with a rooftop terrace rather than a grassy backyard. It took three weeks to find the right buyer, but fetched close to the asking price.

What They Got: In an enclave of about six brick and stone townhouses, this less than 10-year-old residence displays a variety of upscale appointments, from granite counters and tile floors in the kitchen to hardwood floors, crown mouldings and 13-foot ceilings in the living room.

The entertaining spaces have an open, casual feel with the dining area overlooking the living room and a lower-level family room with above grade windows and a walkout to an oversized garage and laneway.

For quiet retreat, there are two second floor bedrooms and a third floor master suite with a private deck and one of three bathrooms.

Monthly fees are just $35.

The Ageant's Take: "It's one of few townhome options in that primarily single-family neighbourhood," says agent Doris Christensen. "It had sensational living space in a very convenient location."

For instance, this townhouse had more rooms and upgrades than older comparables nearby. "There was a lot of space – over 1,800 square feet – and it was all done and showed beautifully," says Ms. Christensen, who didn't even find it necessary to stage the interiors.

"It had really nice, high ceilings and the curb appeal is nice."
