The Action: In a more than 20-year-old high-rise on the waterfront known as Number One York Quay, this one-bedroom suite was reviewed in person by about a dozen shoppers before it was sold.

What They Got: With the exception of the four-piece bathroom, this entire 692 square-foot suite was modernized, from wood floors in most areas to a more open galley kitchen that overlooks the principal rooms.

The master bedroom and combined living and dining room are both filled with natural light with floor-to-ceiling windows and sliding balcony doors facing north towards the city.

The monthly fee of $545 pays for utilities and upkeep of a recreation centre, gym, squash courts, indoor and outdoor pools. Residents also have access to a shuttle bus service, in-room dining and an on-site restaurant.

The Agent's Take: "This unit is located in one of Toronto's older, iconic condo buildings," says agent Boris Kholodov. "This particular development really reflects a very high standard of residential condo construction very seldom seen today in newer buildings."

Buyers also couldn't ask for better access to urban attractions. "There are quite extensive amenities, including a restaurant, so that is also something older buildings offer more than newer buildings today. It's certainly one of the selling features for a property like this, especially since the maintenance fees are still very reasonable," says Mr. Kholodov.

"The location is also key as it is close to public transportation, Harbourfront amenities, the Financial District and Union Station."
