LISTING AGENT Keith Roy, Macdonald Realty Ltd.

The Action: In a seven-year-old highrise about a block from BC Place, this one-bedroom-plus-solarium suite entertained three open houses and 12 private showings. Units in the building, called Max 1, sell in an average of 34 days, but new Canadian buyers stepped up with an offer for this one after 28 days of exposure.

What They Got: On the upper floors of a 32-storey tower, this 675-square-foot unit is centred around a combined living and dining area with access to a bedroom, glass-enclosed solarium and balcony.

There is an galley-style kitchen with granite counters, open shelving above the peninsula and three appliances, including a gas stove, for easy cooking, and a four-piece bathroom and stacked laundry machines for cleaning.

Personal items can be tucked away in an ensuite storage room. The unit also includes a separate locker and parking spot in the garage.

Monthly fees of $306 cover gas, hot water, 24-hour concierge and recreation facilities, including a pool, hot tub and party, billiards and media rooms.

The Agent's Take: "The sellers had taken such good care of the home since it was first built that the buyer didn't even hire a home inspector," says agent Keith Roy.

"This apartment is larger than most downtown one-bedroom apartments. With a bedroom, solarium, en suite storage, extra storage locker and patio, there is really nothing missing from this apartment."

Attractions in and around the building also lured the buyers. "They like the community centre amenities and the convenient downtown location," adds Mr. Roy.
