The Action: The Junction is a breeding ground for bidding wars for the semi-detached houses dominating the area, but this brick townhouse flew under the radar as clients of agent Nutan Brown were the only buyers at the negotiating table.

But as a sign of good faith, they presented the sellers with a premium, which was still within their budget and worth the price compared with the 10 alternatives they toured.

What They Got: At the end of a row of attached residences across from a park, this more than century-old Victorian contains three upper bedrooms, including one with a balcony, two bathrooms and many entertaining areas, including a lower-level recreation area.

For a classic look, there are hardwood floors and crown mouldings 10 feet above the combined living and dining area, but more utilitarian ceramic floors in the kitchen, which also has a patio door to the 16-by-109-foot lot and a garage off a laneway.

The Agent's Take: "The condition of the home was very good visibly and it did well with the inspection as well," says Ms. Brown, who notes that the sellers offered to repair the roof when flagged for future attention. "The architecture outside is very Victorian, so you have the gables, and inside is newer, but still has a lot of charm."

The buyers were further swayed by its outdoor assets. "Even though they do have their personal yard, it's nice to have a playground right across the street," Ms. Brown noted.

"And it had parking and a garage, which is quite unusual in that area because some of the other properties that we looked at in the immediate area did not have that."
