The action: Sotheby’s agents sold this contemporary Canmore residence to a family in mid-2014, but by late 2015 they had decided they needed more space. So the buyers became sellers and recruited the same Sotheby’s team to oversee the marketing, visits from six interested parties and negotiations with the next owners.

What they got: Just a 15-minute walk to Canmore’s centre via pathways along the Bow River, this 18-year-old, stone-and-wood structure was expanded and modified more than a decade ago to give it 4,514 square feet of living space across three levels, including a 1,195-square-foot basement with a guestroom, fireside family room with a wet bar, storage room and access into the double garage.

The three-bedroom plan upstairs was rejigged to create the largest of five bathrooms and a walk-in closet in the master, which sits directly above a den – or fourth bedroom – and new laundry room.

The agent’s take: “Prospect is a pretty unique street in that there isn’t a lot of turnover on it,” says agent Christopher Vincent. “The houses on the other side of the street back onto the Bow River, so you had some river views and great mountain views, as well as it’s really close to town, but on a private and hard to get to street.”

The home itself benefits from a classic remodel. “It’s uncommon to find a house with … more of a family-style [layout] with three bedrooms on one level, so it was great,” Mr. Vincent notes. “[Plus] it was a little more traditional with a family room, proper living room and nice spot for a great home office with forest and mountain views, and it also had amazing views from the master bedroom.”
