The action: In the Copperfield community in southeast Calgary, it took an average of 40 days to sell a home late last year, and many stalled altogether given the market downturn. So several tactics were employed to speed up the process for this two-storey house – from staging to a no-nonsense price of $438,000 – which paid off with six showings on opening day and two offers before nightfall.

What they got: Just a two-minute walk from one of many ponds and parks in the neighbourhood, this six-year-old residence has 1,578-square-feet of living space inside and a fenced 27-by-108-foot lot with an interlocking stone patio and oversized, heated double garage that exits to a lane.

The interior is contemporary, with hardwood floors and nine-foot ceilings in a front living room with a stone fireplace, central dining room and rear kitchen with stainless steel appliances, a pantry and breakfast bar.

A raised office sits by the base of the staircase to the second-floor laundry room and three carpeted bedrooms, including a master with walk-in closets and the biggest of four bathrooms. A secondary stairwell leads to lower level recreation and guest rooms.

The agent's take: "It's a really beautiful home with a finished garage, finished basement and a nice open-concept design with high ceilings," agent Steven Hill says. "That builder offered a couple different design plans, so the office itself was an upgrade. There's another plan where they offer the office adjoining the kitchen, so this one offered a nice, private little alcove."
