The action: Scanning downtown Calgary for properties listed under $300,000 late last year, clients of Joel Gwillim decided the best option was this one-bedroom-plus-den corner unit in a 14-year-old high-rise near Downtown West/Kerby station.

What they got: Dominant features in this 753-square-foot corner suite are newly upgraded hardwood floors and south and east-facing windows throughout. The open entertaining area has a gas fireplace, sliding balcony doors and a J-shaped kitchen with new counters and breakfast bar, maple cabinetry and appliances.

There's also a carpeted den and bedroom and a four-piece bathroom with stacked laundry facilities.

The unit has a parking stall and storage locker. Monthly fees of $405 pay for water, heat, gym and party room.

The agent's take: "The new LRT line is literally right outside the doors, so even if it's winter, you can come down and jump on the C-Train and avoid a ten-block walk further downtown since it's in the free fare zone, which is pretty convenient," Mr. Gwillim says.

"I haven't seen too many of those [one-bedroom plus den] plans come up over the last couple years – it's usually smaller one-bedrooms or two-bedroom and two-baths – so this was pretty good value for … under $300,000."

Plus, nearly every room has a window, even in the kitchen. "It's a corner unit, which is nice for a one-bedroom, and it has good views," Mr. Gwillim adds.
