The Action: When many families were partaking in Thanksgiving festivities, the sellers of this 1,169-square-foot bungalow were slowly served three bids over the course of a few days.

"They don't tend to go that quickly and why it did is a combination of a lot of research about price – because it doesn't matter how good the realtor is, the market value is what the home will sell for – and … the fact the house was beautiful," agent Clare Packer said.

"Plus, there wasn't a lot of direct competition for bungalows of this size in this neighbourhood that have been updated to this extent."

What They Got: Many improvements were made to this 63-year-old house, from new roofing and windows to a remodelled kitchen with stainless steel appliances, quartz counters, hardwood floors and bay window seating by the dining area.

Public quarters for various activities are numerous, including a living room with a bio-ethanol fireplace and an office that could double as a third bedroom. The basement offers an updated recreation area with a gym, guest room and secondary bathroom off to the sides.

Outside, the 50-by-142-foot lot has the benefit of a patio, apple trees and double garage.

The Agent's Take: "In some surrounding neighbourhoods – like Glenora or Crestwood – that home would be $50,000 to $100,000 more," Ms. Packer said. "But this is so close, you get a lot of value in that neighbourhood."
