25 Blue Grouse Ridge, Canmore, Alta.

The action: Properties around Canmore’s Silvertip golf course have been taking an average of 95 days to sell, but this custom timber-framed home managed to shave a few weeks off that mark. The house is located on a coveted street where properties come up for sale only rarely. An offer was tabled and accepted following the ninth private showing in February.

The 3,327-square-foot living space is kept comfortably warm with in-floor heating.

What they got: This three-level structure is set on a diamond-shaped sloping lot, with timber beams, large windows and multiple walkouts to welcome the outdoors. A front deck opens off the dining space and, on the other side of the house, a rear terrace and hot tub opens off the kitchen and living room, which is dominated by a two-storey fireplace.

The 3,327-square-foot living space is kept comfortably warm with in-floor heating. Sleeping quarters on each level have laundry chutes. The main floor master bedroom comes with an en-suite bathroom. One the lower level, a guest room sits off the hall down from an office and games room, which has access to a side yard and garage.

Monthly condo fees are $95.

The agent’s take: “It’s a nice, quiet neighbourhood … with lots of deer walking by,” says agent and former street resident, Brad Hawker. “[It’s] an excellent example of mountain architecture and beauty.”

“It was a totally custom-designed home by a local designer, Loren Harms, who is quite renowned in the area. He spends a lot of time on the site at different times of the day to evaluate the light and view corridors,” says Mr. Hawker.

“[Plus] they have a beautiful Rundle stone fireplace like the type used in the Banff Springs Hotel. You could tell the stone mason had [artistic] flare … it is very unique the way he had the rocks jutting up, it looks like something you could climb.”
