The Action: With most homes taking over two months to sell late last year, Medicine Hat had an overlap of similar properties on the market. For instance, there were two homes up for grabs on this cul-de-sac of low-rise homes abutting the Connaught Golf Club, including this side-split house with a double garage. But the house was quickly nabbed by a buyer, to the dismay of a latecomer with a backup bid.

What They Got: An 18-hole golf course lies just beyond the fenced backyard of this 39-year-old house containing 2,019-square feet of living space across four levels.

The pool and hot tub can be reached from a rear family room at the end of the front foyer, while a covered deck is accessed via a kitchen on the next level up, next to a dining area and living room with vaulted wood ceilings.

The top floor provides three bedrooms, including one with a custom headboard/dresser, while the bottom level has a single guest room.

The Agent's Take: "Connaught is a pretty desired location and [it has one of] four golf courses in the city that have houses backing onto golf courses," says agent Justin Taupert, who praised this home's "view of the golf course and the pool."

This property's staggered design was also more than many buyers bargained for. "There are a few in the city, but most split levels like that are significantly smaller," Mr. Taupert notes. "And it was really unique with the finishes."

This unit in Toronto's Beaches neighbourhood is close to the edge of Lake Ontario. After five days on the market it sold for $503,00.
