The Action: In the Paradise Canyon community south of the University of Lethbridge, builders of new houses compete for buyers with owners of established homes, such as this detached residence.

Listed without success last year, a second agent tested out the market at $519,900 and then $509,900, which encouraged one party to negotiate a $500,000 deal in April.

What They Got: This seven-year-old, 1,729-square-foot house sits on a 56-by-115-foot lot and has three bedrooms and four bathrooms spread over three floors, plus a heated triple garage.

The two-storey foyer opens onto a living room with a gas fireplace and the dining room. The kitchen is outfitted with granite counters and stainless steel appliances. A door off the kitchen leads to the fenced yard.

There are two bedrooms on the second floor, a main floor master bedroom with a walk-in closet and one of four bathrooms, and two guest rooms off the fireside family room in the 1,262-square-foot basement.

The Agent's Take: "We call this a modified-bi-level – so it has a space over top the garage that's typically used as a bonus room or bedroom." The layout is typical for the neighbourhood, says agent Courtney Atkinson.

"What was atypical about this house was the backyard was so amazing," says Ms. Atkinson. "They had done an acid-etched concrete patio, a nicely finished shed and professionally done stone fireplace and putting green."
