The Action: The sale of this two-bedroom suite shows how difficult it had become to sell a downtown Calgary condo by late last summer. The unit faced stiff competition from other similar units in the same complex bordering the Shaganappi golf course. After three months and nearly 20 showings, an under-asking deal for $340,000 was made late August.

"At the time of sale, there was a lot of condo inventory on the market, so the average days on market was around 90," agent Jesse Davies said.

What They Got: This former show suite in a 16-year-old building was designed with a 1,062-square-foot plan. The principle room is open concept with nine-foot ceilings, a gas fireplace and a walkout to one of two patios, as well as a cooking station with stainless steel appliances and maple cabinetry.

There is ensuite laundry and two bathrooms, including a master ensuite.

The unit comes with a locker and parking. Monthly fees of $519 pay for heating, water and a shared recreation centre.

The Agent's Take: "The biggest selling features are two private balconies and new laminate floors," Mr. Davies said.

"The location is close to a golf course, an amenities building with a gym, walking and biking paths, [as well as] the new LRT and downtown core."
