The action: Out of a handful of units available at the Liberte tower late last year, this two-bedroom plus den suite sold the fastest. The sellers were only subjected to a dozen showings over seven weeks before negotiating an offer.

What they got: Prior to the completion of this 1,212-square-foot suite circa 2000, the owners opted for several upgrades, from a repositioned breakfast bar in the kitchen to granite bathroom counters and a glass shower door in one of two bathrooms.

There are nine-foot ceilings, hardwood floors and south-facing windows throughout, plus balconies off the den and open living and dining areas with a gas fireplace.

Ensuite laundry, storage and parking are tied to the unit, with monthly fees of $707 for water, heat and upkeep of party and fitness facilities.

The agent's take: "[The sellers] originally bought it from the developer and they maintained it well," says agent Joel Gwillim. "They put in some good features, like a Murphy bed in the den so it could double as a third bedroom as well, and they made some alterations to the kitchen, so it had a better flow and showed really well."

The unit's age also works to its advantage. "About 15 years ago when it was built, Eau Claire was known for large floor plans and now it has shifted the other way with smaller micro condos being more popular because of the price point," Mr. Gwillim notes.

"It's a really good location, close to the office core, you can walk to the C-Train and it has great amenities and common area with a wet bar."
