The Action: The first person in the door made an offer on this upgraded two-bedroom, two-bathroom condo, even before a scheduled open house. It was no surprise to agent Joel Gwillim. "Top floor, west facing, completely upgraded from the developer and it was priced right from the start," he says.

What They Got: This modern move-in ready suite had $20,000-worth of upgrades installed by the builder. The top-floor location means no upstairs neighbours and a great view over the new Copperfield Park.

Hardwood flooring ties together the open-concept space. The kitchen was done in dark cabinetry over granite counter tops and stainless steel appliances. Both bedrooms have their own bathroom.

Also included were ensuite laundry, barbecue gas line on the southwest facing patio, underground parking and a storage locker.

The Agent's Take: "The first showing submitted an offer," Mr. Gwillim says. The market is definitely shifting he says. "Sales are down and listings are way up." The oil crunch is "forcing a lot of owners to put properties on the market ahead of their original 'schedule.' Prices will likely take a hit if we continue with this trend of slower sales and higher inventory.

"I believe 2015 could be the year of the buyer. Low interest rates, more choice of product, and a realistic ability to negotiate on their purchase – something they haven't benefited from for at least two-plus years."
