LISTING AGENT Kelsey Jones, CIR Realty, Calgary

The Action: This Aspen Woods townhouse was sold with conditions just a day after hitting the market and a final sale was completed early this month. "One day, four showings, four offers," says agent Kelsey Jones.

"We loaded it late on a Wednesday night, and by the next morning started to receive calls on the property. We had four showings that afternoon on the property – and every showing ended up writing an offer on it that evening." Because of the quick turnover, the sellers were able themselves to complete the purchase of a new home, which they had already bought with an offer conditional on the sale of their current address.

What They Got: This west-facing 1,109-square-foot townhouse, built in 2013, backs onto a grassy ravine, providing lovely sunset views. Stainless steel appliances line the kitchen and there's a walk-out to the deck for barbecues. A fireplace in the living room provides winter warmth.

Two bedrooms on the third floor each have their own ensuite bathroom. Parking for two vehicles is included. Condo fees of $229 cover exterior maintenance, landscaping and snow removal.

The Agent's Take: Even in the current market, "properties that are in a desired area, priced well and marketed accordingly are not lasting long," Ms. Jones says. "Sellers who put in the work … still see the rewards in a market that is inundated with much higher inventory over last year."
