LISTING AGENT Ira Jelinek, Harvey Kalles Real Estate Ltd.
The Action: In October, the new Lofts 399 residence had some vacancies, including this two-bedroom-plus-den corner suite. After about 30 showings and two open houses, an offer materialized for close to the $617,000 list price.
What They Got: Completed last year within a brick-and-stone mid-rise is this fourth-floor suite with exposed concrete ceilings 10 feet above, hardwood floors and stainless steel appliances.
The layout is modern with an open kitchen and an adjacent living and dining area with sliding balcony doors, plus two private bedrooms, including one with a walk-in closet and one of two four-piece bathrooms.
Conveniences include laundry facilities, a locker and parking, as well as monthly fees of $583 for use of water, heating, concierge, pool, fitness and games rooms.
The Agent's Take: "What's special about this unit is that it's 1,103 square feet, which is a good size. It's like a good semi-detached home alternative," says agent Ira Jelinek.
"The finishes were most attractive … you've got beached blond-coloured floors, which was pretty sexy, and a Scavolini two-toned kitchen – white and brown – and a beautiful quartz, all-white countertop."
Extras beyond the unit were also admired. "You have an amazing first floor, corner gym with windows and excellent, brand-new exercise machines," Mr. Jelinek adds.
"We're at King Street West – between Bathurst and Spadina – which is like the Yorkville of my generation where you have Buca, Susur and cool, trendy clubs, so it's got a pretty good vibe in the area. And Adelaide is a bit off the beaten path, so you're not right on King Street, so you don't hear the party animals at 3 a.m. in the morning. But you could be part of it."
