LISTING AGENT Julie Kinnear, Royal LePage Real Estate Services Ltd. (Now with Keller Williams Neighbourhood Realty)

The Action: The Concord CityPlace community near the Rogers Centre is packed with highrises where many suites are often available. Late last year, this two-bedroom-plus-den unit at Luna piqued the interest of enough buyers that one struck signed a deal by the third week of exposure.

What They Got: In 2010, Concord Adex completed a two-tower building with modern suites, such as this 966-square-foot model on the third floor with nine-foot ceilings, walls of south-facing windows and laminate wood floors, as well as granite counters and red kitchen backsplashes.

Sliding doors enclose the den and two bedrooms, including a master bedroom with exclusive use of one of two four-piece bathrooms, while the living, dining and cooking are open concept with a door to a balcony.

Additional perks consist of stacked laundry machines and a locker by the unit's parking spot.

Monthly fees of $495 covers water and heating, 24-hour concierge and several recreational facilities, including a rooftop deck with a salt-water infinity pool.

The Agent's Take: "Being on the third floor means even being in a big condo tower, you can walk up and down the stairs, so that was nice," agent Julie Kinnear said. "It's south-facing and … in that particular building, there's no [other] building in front of it."

Buyers also liked the space in and around the unit. "I thought it was a particularly nice layout because all the bedrooms were good sizes, so nothing felt too small," Ms. Kinnear said."You can walk indoors to 25 Capreol, which shares the amenities … which is nice in the winter."
