The Action: Many buyers wanted to move into this two-bedroom suite at Palais Georgia as soon as possible, but since it was tenanted on a month-to-month basis, it lingered on the market until a buyer negotiated a price of $863,000.

What They Got: On the 15th floor of a 26-storey high-rise one block from the seawall and marina, this 1,214-square-foot unit has the luxury of floor-to-ceiling windows facing the ocean and mountains and updated Brazilian cherry hardwood floors, granite counters and stainless steel kitchen appliances, including a gas cooktop.

The size of the unit allows for separation between the bedrooms as well as the living room and dining area, which has access to a balcony.

Essentials include two full bathrooms and laundry machines, as well as two parking spots.

Monthly fees of $465 goes towards gas and hot water costs and upkeep of common areas, like the new party room.

The Agent's Take: "It's probably one of the best views in Coal Harbour," says agent Holly Wood. "If you go to the waterfront, you're easily going to be paying … over $2-million."

But what brought many buyers to the unit is the 21-year-old high-rise its located in. "Because it is an older building, the apartment has a good layout, meaning the rooms are very large as opposed to the newer buildings now where the bedrooms are made very small and with a boxy, cookie cutter layout," Ms. Wood said.

"It has good facilities – a pool, gym and Jacuzzi – and 24-hour concierge, and the location is amazing."
