Monarch Woods will be a community of detached houses surrounded by the lush greenery of the Harmony Valley Conservation Area.

The project will consist of 178 homes on 35-, 40-, 45- and 50-foot lots, finished with brick, brick and stone, or brick and siding, sales representative Phil Storey says. She adds that buyers can choose from 19 two-storey designs with three, four and five bedrooms.

Each home's exterior will be enhanced by porches, gabled rooftops, cathedral windows, and front entryways with sidelights and transoms. Some designs will also have bay and two-storey windows that will allow in a flood of natural light.

Houses range from 1,747 to 3,100 square feet, and are priced from $262,990 to $383,990, Ms. Storey says.

Each will have spacious living and dining rooms, as well as a family room with a gas fireplace. Nine-foot ceilings will be found throughout the main level, and art niches, plant ledges and half walls with decorative columns will be featured.

The kitchen will be finished with high-quality cabinetry and ceramic-tile floors. Many will also be equipped with an island, breakfast bar and pantry. In all designs, the kitchen will provide access to the rear garden.

The master bedroom will feature plush broadloom, spacious walk-in closets and a luxurious four- or five-piece en suite bathroom. Many of the en suites will include a deep oval tub, and all will be finished with ceramic tile, superior vanity cabinetry and a separate shower.

Three model homes are scheduled to open in March.

For a limited time, a bonus package includes oak hardwood flooring on the main level, oak stairs, upgraded kitchen cabinetry and $2,500 toward lighting upgrades, for a total value of about $20,000.
