The latest boutique infill project by Worsley Urban Partners aims to give residents access to beaches, boardwalks, bistros and boutique shops.
"It's a very rare opportunity to even live in the Beaches," says Shakeel Walji, who is a creative director at The Walsh Group, which is marketing the project, called Kew.
"And now you've got a development here that allows people to live in a brand new, well-designed and well-articulated building."
There will only be 65 suites within the four-storey building on Kippendavie Avenue, a residential street southeast of Queen Street East and Woodbine Avenue. The site is steps from Kew Beach, Woodbine Beach and Ashbridges Bay Park, as well as recreation facilities and outdoor concert stages at Woodbine Park and Kew Gardens.
"It's nice and quiet," Mr. Walji says of the location. "It really exemplifies what the Beach neighbourhood is all about."
Also nearby are schools, public transit and Queen Street restaurants, cafes, shops and yoga studios.
In keeping with architectural styles found in the low-rise neighbourhood, AUDAX Architecture fashioned a low-rise structure with a red brick façade and black metal cladding.
"What sets this project apart compared to any other condominium is how the developer made every effort to make it fit in with the fabric of the community," adds Mr. Walji.
A rooftop amenity will offer cabanas, fireside seating and a trellis-covered barbecue and dining areas, along with living green walls and open green space that doubles as a dog run.
"Even though you're on the rooftop, you really feel like you're on the ground," says Mr. Walji.
Greenery will also surround individual suites, built-in planters will border several terraces and green roofs will top off penthouse suites to reduce the heat island effect.
"The east end [buyer]is very … conscious about the environment, so that's one of the reasons why the developer did this," adds Mr. Walji.
Most units will include balconies or patios while penthouses will have rooftop sunrooms and terraces measuring up to 1,352 square feet. "We wanted the penthouses to feel extra special," says Mr. Walji. "It makes for tremendous entertaining."
Indoors, models will generally offer one- and two-bedroom plans with 10-foot ceilings and open principal rooms with expansive windows overlooking tree-lined streets or the lake.
"We've got a mix of great views and great mix of unit sizes," adds Mr. Walji. "If you need to buy a small unit, you don't have to compromise the view."
Interior finishes selected by Alex Chapman of Chapman Design Group will include hardwood floors throughout, porcelain tile surfaces and deep soaker tubs in the bathrooms, and built-in appliances in the European-style kitchens.
"Everything is integrated so that makes it look very contemporary, nice and clean," adds Mr. Walji.
Monthly fees will be 49 cents per square foot, plus individually metered hydro.
Lockers will be $3,500 and bike lockers $1,500. Parking starts at $30,000. Eight spots will be reserved for visitor parking.
Occupancy is set for fall 2012.
