The Action: Agents Louise and Jason Dodd were given a laundry list of must-haves for a client's ideal condominium, from a vast amount of indoor and outdoor space with corner exposures to a pet-friendly low-rise building near transit and treed streets.

The city-wide search took them everywhere between the Beach and High Park, but this two-bedroom corner suite uptown was the best out of 30 options, so the buyer paid a premium to beat out two other serious shoppers.

What They Got: On the second floor of a roughly decade-old, boutique building on a cul-de-sac, this 1,120-square-foot suite has a modern look and layout with an open living and dining area with laminate floors, expansive southwest-facing windows and a walkout to a wraparound balcony.

Supporting components include a U-shaped kitchen with built-in appliances, two bathrooms, including a five-piece master en suite and laundry facilities.

This unit has a locker and parking, in addition to monthly fees of $699 to pay for water and amenities, like fitness and party rooms.

The Agent's Take: "What my buyer was able to buy is unique [as] there's a really strong demand for condominium apartments that are 1,000 square feet and up between $500,000 and $600,000 in central Toronto near the subway," says Ms. Dodd. "If you want to be up at Yonge and Lawrence, to try to find an apartment is very difficult because there are few condominium buildings."

Even fewer are urban suites with a rural atmosphere like this one.

"What was also unique about this apartment was that it was quiet. Even though you were within such a short distance to the Lawrence subway, it was actually facing Lorindale, which is a quiet, residential dead-end street," Ms. Dodd adds.

"And you are a few minutes to the Metro and all that vibrant commercial activity on Yonge Street between Lawrence up to the Cricket Club."
