The Action: In an established high rise just south of Upper Canada College, this three-bedroom suite with two solariums was listed for sale for more than two weeks and had 31 private showings before a buyer struck a deal for $1.3-million.

What They Got: This 12th-floor suite is a double unit with a 3,286-square-foot plan that the sellers bought from Cadillac Fairview before the highrise was constructed in the late 1970s.

One wing of the unit houses all the public quarters, including a sunken living and dining room with access to a panelled family room, a breakfast area in the kitchen and a solarium in the northwest corner.

The private wing of the unit contains laundry facilities and three bedrooms, each with access to one of the four bathrooms and one with a dressing area and second solarium with south and west exposures.

The unit comes with two lockers and three parking spots, plus monthly fees of $3,094 pays for the cost of all utilities, cable, valet parking, 24-hour security, a party room and car-wash facilities.

The Agent's Take: "These large units don't come up very often," says agent Elli Davis, who notes only a handful of units this size exist in the building, much less the city. "Buyers are coming out of Forest Hill homes and want to have all that space on one level."

The high rise itself was also a local landmark. "It's a small building in the Forest Hill area that offers valet parking and wonderful services," says Ms. Davis. "It was one of the first condos in Toronto of that calibre."
