Soaring ceilings and circular rooms will be the signature traits of the Steam Plant Lofts, to be located near the intersection of Wellesley Place and Wellesley Lane.
The project will be built on the site of Wellesley Hospital's former power plant, built in 1952, says Jason Akler, project manager for Akler Real Estate, developer of the building. "We are going to convert the three-storey steam plant structure into 29 authentic lofts by adding two storeys and a rooftop terrace."
There will be 17 two-storey and 12 one-storey lofts; some suites will have bedrooms that overlook the family and dining rooms. There are two studio styles that will have 460 square feet of space, while the largest suites will boast 1,100 square feet. The latter are two-storey penthouse units with one bedroom, a den and a 300-square-foot rooftop terrace that faces south.
"They have an open-concept design, with a staircase that goes up through the middle of the suite," Mr. Akler says.
The entire inside of the old steam plant will be gutted, but the original red brick will be left intact. "There are long, horizontal windows in this building, so a lot of natural light will come into the suites," he says.
One of the steam stacks will remain, and the architect has incorporated it into two of the units, Mr. Akler adds. "In one suite, the bedroom is circular, and in the other, the stack is a two-storey den with a 20-foot ceiling height."
There are 18 suites left. "Most buyers are young professionals -- singles or couples that are in the 25- to 35-year age bracket," Mr. Akler says.
Closing dates are scheduled for the fall of 2006.
