The Action: Agent Ira Jelinek showed clients roughly 20 homes around centrally located streets such as St. Clair Avenue and Dupont Street before they decided to buy this semi-detached house in the Junction. They anticipated a bidding war, but were the only ones present on the offer date as another bidder bailed at the last minute.

What They Got: Situated across from some commercial buildings and one street north of popular shops and restaurants, this residence sits on an 18-by-116-foot lot with a south-facing backyard and a sky-lit 12-by-18-foot studio with electricity.

Inside, flooring varies from hardwood in the living and dining areas to slate in the eat-in kitchen to laminate in a rear office with a walkout to a newer multitiered cedar deck with built-in seating.

The upper level is divided up for three bedrooms, but the basement is left open for a recreation space and one of two bathrooms.

The Agent's Take: "[The buyers] were looking for a house with good value in a cool, central or hip area, where Vine [Avenue] is," Mr. Jelinek says. "And the house had potential to split into two separate units, so if he wanted to rent out part of it, it was a bonus."

But what really differentiated this semi from others were its outdoor assets. "The backyard was nice with a lot of wooden boxes for planting and vegetables," Mr. Jelinek adds. "[Plus] there was a studio space – sort of like a garage at the back – and it was a huge bonus for [the buyer] because he's an artist."
