Dated decor cuts Cetennial Park resale price Add to ...

TAXES $3,536 (2011)

LISTING AGENTS Gail Pumphrey and Niels and Doris Christensen, Re/Max Professionals Inc.

The Action: In a low-rise community nestled beside Centennial Park, this detached, brick residence was exposed to buyers via private showings, agents-only open houses and a public open house until a deal was struck for close to the asking price.

What They Got: In a subdivision built around the 1980s, a 62-by-90-foot corner lot was allocated for this two-storey house with three bedrooms and four bathrooms, plus an attached garage and fenced backyard.

Traditional entertaining can take place in the living room with cathedral ceilings or the formal dining room near the eat-in kitchen, while informal gatherings are better suited to a family room with sliding doors to a deck or a lower level recreation room with a wet bar.

The property runs efficiently with a central vacuum system and updated wiring and cooling systems, as well as new windows and roofing.

Down the street, there is a small park, library, high school and retail plaza.

The Agent’s Take: “It’s hard to get two-storey homes in that neighbourhood,” says agent Gail Pumphrey, adding 1950s bungalows are the majority. “It was dated as far as decor, but all the mechanics were up to date.”

Buyers were also drawn to the area’s family-friendly atmosphere. “The community always has a summer get-together for people on the street and then at Christmas time,” says Ms. Pumphrey .
