The Action: Rarity in real estate, as in many other things, attracts interest. The last sale in this small freehold complex in Davisville Village was in 2009 – this same unit as a matter of fact. So as soon as the marketing materials for the three-storey, semi-detached house were posted for public viewing last year, there was an immediate response.

There were just 15 showings before the open house, which was cancelled upon the receipt of two competing offers.

What They Got: In 1974, a parcel of land severed from a country home was redeveloped with a private road leading to a cluster of six semi-detached houses, including this more than 2,500-square-foot residence with its own driveway, garage and fenced yard on a 25-by-80-foot lot.

Broadloom carpeting cushions the three bedrooms on the top floor and a fireside family room with patio doors on the ground level.

As part of a shared agreement, annual fees of $950 cover lawn care and snow removal.

Attractions within a five-minute walk include Maurice Cody public school, Bayview Avenue shops and eateries.

The Agent’s Take: “There was nothing to do but move in and unpack your bags. It was really lovely,” agent Sarah O’Neill said. “It was excellent space with great light and it’s in a very quiet enclave, so you felt very secluded even though you were in the core of the city.”

This sense of privacy and security is one reason few homeowners leave the complex. “People don’t go in there unless they live there, so it’s quite unique for the city of Toronto,” Ms. O’Neill said.
