The Action: In a neighbourhood home to several hospitals--Queen's Park and the University of Toronto campus--this one-bedroom-plus-den suite was decluttered and partially staged before 20 private showings were arranged.

What They Got: About two years ago, a 657-square-foot space in the south tower of the Murano complex was completed with upgraded hardwood floors, custom blinds and granite and marble counters throughout, as well as stainless steel appliances and laundry facilities.

The unit is largely open concept with a U-shaped kitchen overlooking living and dining areas surrounded by floor-to-ceiling windows and sliding balcony doors.

More solitary areas include a den, master suite and four-piece bathroom.

A locker and parking spot are included with the unit, along with monthly fees of $420 to cover the cost of water and heating, concierge, a gym and indoor pool.

The Agent's Take: "There were two other [units for sale] at the same time, but this one was definitely the better one," says agent Boris Kholodov. "This was the only unit that offered this kind of space, parking and a view for the money."

The complex is also earning recognition among buyers. "It's fairly new and has all the right facilities," adds Mr. Kholodov. "The design is very nice by architectsAlliance, and the location is ideal, of course."
