The Action: This detached brick house was listed strategically when there were few other properties to compete with for buyers' attention this spring. The result was a weekend of open-house events packed with visitors, four of whom presented strong offers.
What They Got: A lot spanning 25-feet wide is largely occupied by this roughly 90-year-old residence with a mutual driveway and a garage attached to a neighbour's parking structure.

The Agent's Take: "It's a perfect little Bloor West Village house close to Bloor, Jane and Annette – which is an area being developed, too, with Queen Margherita [Pizza] moving in there – so as far as location, you can't beat," says agent Phil Stavrou.
"A lot of young couples looking in that neighbourhood want a blank slate and this is in need of updates, so that's why it was attractive to some people."
Buyers also saw value in exterior assets. "The property was on a good size lot – 25-by-114 feet – and one of the biggest draws was garage parking, accessed by a rear laneway," adds Mr. Stavrou.
"Some in that area have detached parking at the back, but the laneways [are] too tight to drive your car through, so it's more like storage, but this one you could actually use."
